Industries are built by paperwork as much as by products. The most important hemp document of the past few years wasn't a market forecast — it was an appendix to a building code.
The 2024 International Residential Code now includes Appendix BL: hemp-lime, or hempcrete, construction.[1] It permits non-structural hemp-lime wall infill in residential buildings up to two storeys, prescriptively — meaning without case-by-case engineering — in regions of low seismic risk.[2] The appendix must be adopted by each state or local jurisdiction to take force, and that adoption process is now underway across the US.
I advise on hemp construction systems and founded The Hemp Builder to train people in them, so let me explain why this matters more than it might appear.
What hempcrete actually is
Hempcrete is a mixture of hemp hurd — the woody core of the stalk — with a lime binder and water, cast or tamped around a structural frame. It is not a concrete substitute; it doesn't bear structural load. What it replaces is the entire insulated wall build-up: insulation, vapour management and thermal mass in a single monolithic material.
Its performance case is what keeps it in the conversation once the novelty wears off. Hemp-lime walls insulate while providing thermal mass, buffer indoor humidity through natural vapour permeability, resist fire, and are unattractive to mould, pests and termites.[2] The lime continues to carbonate for decades, meaning the walls literally harden with age.
The carbon dimension
Buildings account for roughly a third of global emissions. A hemp-lime wall inverts the equation: the hemp absorbed CO₂ while it grew — the European Commission cites 9 to 15 tonnes per hectare per crop[3] — and the lime absorbs more as it cures. The result is a building envelope that functions as a long-term carbon store, standing in plain sight, while lowering the building's operational energy demand.
We spend billions engineering machines to capture carbon. A hempcrete house does it while keeping its occupants comfortable.
Why the code change is the real story
Before Appendix BL, every hempcrete project in the US was an argument — with the council, the insurer, the lender, the valuer. Each build needed individual engineering sign-off, which added cost and killed most projects at the feasibility stage. Codification collapses that friction. It gives building officials a document to point to, insurers a defined risk category, and banks a recognisable asset.
It also does something for the farm side that is easy to miss: it creates regulated, recurring demand for hurd. Fibre processors have always faced a by-product problem — decortication produces far more hurd than bast fibre. A construction market that consumes hurd at scale is what makes whole-stalk processing economics work.[4]
The skills bottleneck
The genuine constraint now is people. Hempcrete is forgiving to work with — closer to gardening than bricklaying, as practitioners like to say — mixed on site and tamped into formwork by hand. That means the skills gap can be closed through hands-on workshops in days, not through years of accreditation. Training builders, owner-builders and trades is precisely the gap The Hemp Builder exists to fill,[5] and it's the highest-leverage investment any emerging hemp construction market can make.
Codes build industries. This one took years of patient, unglamorous work by the US hemp building community. The opportunity it opens is now a matter of execution.
